Prospect Park Property Limited develops building projects. Most of what we do would be too small to interest a large developer and too involved for someone doing it once — which is precisely the gap it sits in.
The awkward middle of the market
A scheme of a handful of units is an uncomfortable size. It carries almost the full administrative weight of a large development — the same planning process, the same building regulations, the same consultants and the same statutory approvals — spread across far fewer units to pay for it.
Volume housebuilders are not interested, because the overhead does not justify the return at that scale. Individuals attempting it once usually discover the process is more demanding than expected, somewhere around the point where the drainage strategy meets the highways adoption question.
That gap is the whole business
We are set up to carry the full weight of the development process across schemes that are too small for it to be carried efficiently any other way.
It is not a glamorous position and it is a durable one. The work does not disappear when the large developers pull back, because they were never doing it.

Small residential and mixed-use schemes, from site assembly through to completion.
Conversion
Existing buildings brought into new use, where the structure decides what is possible.
Appraisal
Establishing whether a site works before anyone is committed to it — including when it does not.
Delivery
Procurement, contract administration and construction through to handover.
Where the money is actually saved
Survey before you assume
Ground conditions, drainage, structure and services, established early. A surprise on a live site costs many times what the investigation would have.
Resolve the constraints first
Access, drainage, and the statutory approvals that will govern the layout. Designing before these are settled produces drawings that have to be redone.
Co-ordinate once, properly
Architect, structural engineer and services engineer working to one design. Most on-site clashes were visible on paper weeks earlier.
Control change
Instructions in writing, valued when issued. Change absorbed informally becomes an argument at final account.
Finish properly
Commissioning witnessed, certification assembled while trades are still on site, defects worked through to the end of the period.
