Deliberately narrow
The company has done one thing since it was incorporated on 26 November 2013. It does not act as an agent, it does not manage property for other people, and it is not a fund.
Why the scale is fixed
Development at our end of the market is a matter of attention rather than throughput. The schemes are small enough that one person can hold the whole of one in their head, and that is the actual advantage — nothing gets lost in a handover between departments, because there are no departments.
Growing past that point would mean managing by process instead of by knowledge, and the schemes are too small to carry the overhead that would require.
The professional team
Appointed per scheme rather than retained: architect, structural engineer, services engineer, cost consultant, planning consultant. The right people for the job in front of us, instead of the people who happen to be on a payroll.
Where we work
Essex and the surrounding parts of East Anglia. Our registered office is at Stanstead Hall, Greenstead Green, near Halstead. The geography is set by how often a scheme needs someone on site, which on a small job is more often than people expect.
Finance
Conservative. Small schemes have less margin for error than large ones, and a capital structure that requires everything to go to programme is a structure that will eventually meet a programme that does not.
Verification
Number 08789857 on the Companies House register, with the accounts and officers open to inspection. Small developers ask to be trusted rather often; the file is a better basis than the asking.
