What we do

Development, end to end.

We take responsibility for the whole of the development process, which on a small scheme is the only way it gets done properly.

Site appraisal

Whether the site can carry what is proposed, established before anyone is committed. Access and visibility splays, ground conditions, drainage and the capacity of the sewer to accept it, trees and their protection, daylight and overlooking, the planning history, and any covenants or rights that will govern what is possible.

On small sites the constraint that kills a scheme is almost always drainage or access, and it is almost always identifiable in the first fortnight.

Appraisal and viability

Build cost at current rates, professional fees, statutory charges, finance, and a contingency sized to the actual risk rather than to make the total palatable. Small schemes have thin margins and very little capacity to absorb an overrun, so the appraisal has to be honest at the outset.

Planning and consents

The application, and everything that travels with it: highways, drainage approval, building regulations, ecology surveys where the site requires them, and party wall matters where the boundary demands it. Pre-application engagement is nearly always worth the fee on a small site, because the officer's early view is what shapes a scheme that gets consented.

Design and procurement

Co-ordinating the consultants so what goes out to tender is one design. Then selecting a contract and a contractor suited to the scheme — a small job badly procured produces a claim that is worth more than the job.

Construction and handover

Contract administration through to practical completion: valuations, instructions, change control, and the certification assembled as the work proceeds rather than chased afterwards. Then the defects period, managed to its end.

What we are not

We build nothing ourselves — contractors do that. We sell nobody else's property, we produce no valuation a lender could rely on, and this website is not an invitation to put money into anything. Work needing a regulated professional gets one.
